October 2025 Denver Real Estate Market Update: Gaining Buyer Interest
October has typically meant a dormant housing market, with the holidays full steam ahead and families too busy to buy or sell their home. This year has been particularly upside down, with a slower spring season and now buyer activity gaining speed. While seller activity has decreased, pending sales have increased by a percentage, and the median days in MLS has decreased, continuing trends toward normalcy we’ve been seeing this entire year.
Key Market Highlights – October 2025
Pending Sales Remain Strong
While the past few months we’ve seen slight dips in pending sales, October shined with a slight bump. Compared to last year’s 3,343, October 2025 increased slightly to 3,457. There is still plenty of movement for both sellers and buyers.
Pricing Makes Perfect
The median close price for residential properties (detached and attached) remained pretty consistent at $595,000. While COVID-era pricing may linger, the trend is no longer drastic increases. For sellers,we are seeing very quick sales when priced strategically.
Market Continues to Normalize
Despite the recent pace of market activity, closed sales decreased 6.96% month-over-month while the Close-Price-to-List-Price-Ratio stayed consistent, varying by only .04%. This reflects what most realtors have seen the past few months, where our market is returning to normal levels of activity. Homes that are priced right, are in move-in-ready condition, and have taken time to pre-inspect big items continue to attract serious buyers.
Listing Prices are up 6.17% Percent from Last Year
- In October 2025, the average residence sold for $732,213
- The average single-family home sold for $805,698
- Whereas the average attached home sold for $460,987

For Buyers:
Buyer activity has been increasing, which means the competition could be heating up. Having your “must-haves” list completed to your satisfaction can make a huge difference when searching for the right home.
For Sellers:
Remember that the regular home maintenance—replacing outdated roof or HVAC system, repainting and caulking—don’t necessarily equate to ROI. These items help your home remain desirable and sellable.
October 2025 Interest Rates Update

The Bottom Line
The latest report from the Denver Metro Association of Realtors (DMAR) states that there are currently 12,495 attached and detached homes available in the entire Denver Metro area. Pushing a 4.43% decrease from last month in available properties; whereas the numbers are up by 14.21% from October 2024.
Meanwhile, affordability remains in the same range we’ve been seeing over the last year. The median sales price is $595,000 this past month, a flat 0.00% change from last year.
The holidays are approaching quickly and the excitement is in the air. In the last month, 4,483 new homes hit the market, a 480 home decrease. The average days on market in the Denver Metro area is experiencing a 0.00% change from last month, reflecting a level market.
