January 2026 Denver Real Estate Market Update: Warmer Winter, or Early Spring?
While December of this past year reflected the predictable seasonality we are familiar with in the Denver metro area, January showed us that the weather does make a difference. This year’s unseasonably warm winter may actually accelerate the traditional spring market—which could mean an earlier peak of buyer activity.
Key Market Highlights – January 2026
Home Prices Hold Steady
The median close price in the Denver Metro area came in at $569,500, a 0.96% dip from December, but increasingly level for the shifting market. The prices holding could mean more buyers getting comfortable with the idea of moving forward, as they will have options.
Homes are Popping Up
Active listings jumped to 8,228, up 8.16% from December—with a year-over-year increase of 7.02%. We expected more of the winter seasonal dip with new homes hitting the market, but have been pleasantly surprised. A whopping 152.55% increase of new listings from December adds an air of anticipation for that potential early Spring rush.
Sales Dip, as Expected
Closed sales totaled 1,919, which is down month-over-month, indicating a soft return to the 2026 market season. With the holidays behind us and weird weather disrupting regular rhythms, it’s very natural to see our closed sales decrease.
Homes Are Taking a Little Longer to Sell
The median days in MLS increased slightly to 53 days, up 17.78% from December. For buyers, this means more time to weigh the top contenders. For sellers, it’s a great opportunity to prep their homes for the potential bidding wars on well-priced, well-prepared, and well-maintained homes.
Listing Prices are down 1.39% Percent from Last Year
- In January 2026, the average residence sold for $676,548
- The average single-family home sold for $744,236
- Whereas the average attached home sold for $444,249

The latest report from the Denver Metro Association of Realtors (DMAR) states that there are currently 8,228 attached and detached homes available in the entire Denver Metro area. Pushing a 8.16% increase from last month in available properties; whereas the numbers are up by 7.02% from January 2025. Meanwhile, affordability remains in the same range we’ve been seeing over the last year. The median sales price is $569,500 this past month, a 0.96% dip from last year. Spring may be a few months away, but it is already in the air. In the last month, 4,455 new homes hit the market, a 2,691 home increase. The average days on market in the Denver Metro area is experiencing a 17.78% change from last month, reflecting the natural winter dip we expect each year.
