December has consistently been one of the slowest months for real estate across the country consistently throughout the years. This past month was no different, with the holidays, travel, weird weather, and many more distractions. Home Prices Hold Steady
The median close price in the Denver Metro area came in at $575,000, a 0.86% dip from November, but increasingly level for 2025. The overall trend for this past year has been a steady return to the housing market pre-COVID.
More Homes Sitting on the Market (Tis the Season!)
Active listings dropped to 7,607, down 27.59% from November—with a year-over-year increase of 10.44%. Fewer sellers list during the holiday season, and many temporarily pause their listings to return in the new year or spring. This natural decrease is one we have seen in the market before, and there’s nothing to indicate a drop in demand.
Sales Slow Down Heading Into Winter
Closed sales totaled 3,101, which is up month-over-month indicating a strong close to the 2025 season. Buyers are busy, sellers are traveling, and everyone is juggling holiday plans — yet the market remains active enough to show healthy movement.
Homes Are Taking a Little Longer to Sell
The median days in MLS increased slightly to 45 days, up 25% from November. For buyers, this means a bit more breathing room. For sellers, it’s an opportunity to price strategically and make sure the home shows its best.
Listing Prices are down 0.66% Percent from Last Year

- The average single-family home sold for $748,898
- Whereas the average attached home sold for $434,863

The latest report from the Denver Metro Association of Realtors (DMAR) states that there are currently 7,607 attached and detached homes available in the entire Denver Metro area. Pushing a 27.59% decrease from last month in available properties; whereas the numbers are up by 10.44% from December 2024. Meanwhile, affordability remains in the same range we’ve been seeing over the last year. The median sales price is $575,000 this past month, a .51% dip from last year. The holidays are arriving swiftly, and with that comes rest and distraction. In the last month, 1,775 new homes hit the market, a 832 home decrease. The average days on market in the Denver Metro area is experiencing a 15.52% change from last month, reflecting the holiday dip we expect each year.
