Neighborhood Focus | Uptown Denver

The Uptown neighborhood is as diverse of a neighborhood as you’ll find in Denver. From apartments to lofts to 1920s townhomes, you’ll find an urban residence that is bound to suit your style. The boundaries of the Uptown neighborhood are 20th Ave., Broadway, Colfax, Downing, and Park Ave.

Every imaginable business can be found in the Uptown neighborhood. From bank buildings to Colorado state offices or to churches, the Uptown neighborhood is as diverse as its population.

A surge of redevelopment is now happening in Uptown, much like other inner-city neighborhoods of Denver. Decaying apartments and homes are being replaced with high-rise apartments, condominiums, and new restaurants. Young people and transplants from outside the state are flocking to this area to take advantage of its proximity to the downtown area.

Thirty years ago, this transformation would never have been thought impossible. Wrought with crime and poverty, the Uptown neighborhood was known more for its staid businesses and government buildings. What little activity occurred after 5 p.m. was centered along 17th Avenue and a handful of restaurants. Now, exercise studios, coffee shops, boutiques, and even bed and breakfast nooks can be found.

Now considered one of millennials’ favored places to live, Uptown has several new condominium projects coming on board.

New Construction

575 E. 20th Ave.

Just four blocks from the popular 17th Avenue offering of shops and restaurants, the Nightingale is a great option for someone looking for the best in urban living.

1770 Sherman St.

The same group that owns the historic Mosque of the El Jebel Shrine at the southeast corner of 18th Avenue and Sherman Street is proposing a multifamily tower. The 120-unit project would occupy the space on the south side of the Mosque and would house a variety of rental units. The ground floor would provide retail space.

16th & Logan St.

Crescent Communities is proposing a 12-story apartment building on this site which currently is a surface parking lot. “Novel by Crescent Communities” would provide 262 rentals if the project is approved.

17th and Clarkson St.

Corum Properties has purchased .66 acres on this iconic corner and plans to build a five-story, 124 unit apartment building. The former site of Tony P’s and Beast + Bottle, this site is in the heart of the Uptown neighborhood and will provide unparalleled access to the 17th Avenue corridor of restaurants, walkability, and easy access to downtown Denver.

Home Appreciation

Like many neighborhoods in and around Denver, home values have skyrocketed over the last 12 months. The average sales price of homes in Uptown is up $141,133 over last year.

Existing Homes for Sale

The average sales price of a home in Uptown is $475,538. The majority of homes are on the market for 48 days and the average price per square foot is $430.

Uptown offers an eclectic mix of single-family homes, condos, and townhomes. The area is dotted with old Victorian homes, some of which have been turned into offices, as well as brownstone and new housing developments.

Things to Do/Benefits of Living Here

Benedict Fountain Park is located on the other side of 20th Avenue at Logan Street. This recently upgraded park is one of the few parks located near Uptown. Named after prolific architect J.B. Benedict, who designed over 80 buildings in Colorado including the Sports Castle on Broadway and the Washington Park boating pavilion, the park features a newer playground, walking paths, and improved lighting and landscaping that has made the area more inviting to nearby residents.

Finally, opening in July, the GC Lounge will bring a unique brand of entertainment and dining to Uptown. This hybrid golf club/restaurant will have three TrackMan golf simulators on site while patrons can enjoy upscale dining and a bar. Golf aficionados will have the opportunity to simulate play on some of the world’s most prodigious courses. Rental will be $60 per hour and GC Lounge hours are 8 a.m. to 10 p.m.
